TERMS AND CONDITIONS 

1. Deposit & Payment Terms (All Bookings)

  • A non-refundable deposit is required to confirm the booking and secure your dates. This will be detailed in your quotation and is payable immediately.
  • The remaining balance is payable no later than 7 days befobre arrival.
  • Bookings are not confirmed and dates may be released until the deposit is received in cleared funds.
  • Any additional services, changes, or extensions agreed after confirmation will be invoiced separately and payable as per the terms stated on the invoice.

2. Cancellation Policy (All Bookings)

  • Force Majeure / Government Closure: A full refund will be issued if Fox House is required to close due to government restrictions (e.g. public health or safety regulations).
  • Guest Cancellation – More than 30 days before arrival: A full refund will be issued, less any non-recoverable third-party costs already incurred.
  • Guest Cancellation – 30 days or fewer before arrival: No refund will be given. At our discretion, we may offer a transfer of the value paid to a future date, subject to availability and mutual agreement. No cash refunds will apply.
  • All cancellations must be confirmed in writing.

3. Whole House Hire – Damage Deposit & House RulesFor all exclusive-use or whole-house bookings, a refundable damage deposit is required, payable no later than 7 days before arrival:

  • €1,000 for bookings up to €5,000
  • €1,500 for bookings between €5,001–€8,000
  • €2,000 for bookings over €8,000

This deposit will be refunded within 3 working days of departure, following a satisfactory inspection of the property.Fox House reserves the right to retain part or all of the deposit to cover:

  • Damage or breakages to buildings, furnishings, fixtures, or equipment
  • Excessive cleaning beyond the standard turnaround
  • Missing items or misuse of facilities
  • Breach of agreed house rules (including noise levels, quiet hours, or use of restricted areas)

The booking party is fully responsible for the conduct and actions of all guests, invitees, suppliers, contractors, or third parties attending as part of the booking.If damages or costs exceed the damage deposit, the booking party will be invoiced for the balance.Please note: Fox House is a no-smoking property. Smoking is permitted only outside in designated areas.

4. Images, Video & Promotional Use (Events & Collaborations)With prior permission, Fox House may capture photos or video during hosted events for use in its own marketing, website, social media, and press materials.Any commercial or promotional use of images or videos of Fox House (buildings, grounds, staff, etc.) by guests, partners, or third parties must be agreed in advance in writing. Where such use is agreed:

  • Final approved content must be shared with Fox House for its own promotional use, at no cost.
  • All content will be used respectfully and professionally and will not be sold to third parties without explicit written permission.
